We updated this Privacy Policy to provide additional detail about the information we collect and our use of cookies and similar technologies (including analytics, advertising/marketing pixels, conversion tracking, security tools, and session-monitoring/replay), and to clarify how to exercise privacy rights and choices.

1. Overview

Rent College Pads, Inc. ("Rent College Pads," "we," "us," or "our") operates the rentcollegepads.com website and related mobile applications (collectively, the "Platform"). This Privacy Policy explains how we collect, use, disclose, and protect personal data when you interact with the Platform.

Jurisdiction-specific rights and obligations are described in Section 11.

We are committed to transparency and accountability in handling your data.

2. Data We Collect

We collect and process the following categories of personal data:

  • Identifiers: name, email address, username, phone number, and account credentials.
  • Demographic and academic data: school, graduation year, housing preferences, or similar details you voluntarily provide.
  • Transactional data: property inquiries, messages, listings, and activity on the Platform.
  • Technical data: device type, IP address, browser, operating system, cookies, and analytics data.
  • Public content: any photos, listings, or posts you publish or share.
  • SSO Providers: if you sign in using Google or another single sign-on provider, we receive information from that provider (such as a unique identifier and basic profile information) to authenticate you.

3. How We Use Personal Data

Primary Purpose for Student Contact Information:

We use personal data for the purposes described below.

We collect and use student contact information primarily to facilitate communication between students and off-campus property owners or management firms regarding housing inquiries initiated by the student.

Secondary Purposes:

  1. Provide, operate, and maintain the Platform and services.
  2. Facilitate communications between users and property owners.
  3. Personalize listings and recommendations.
  4. Respond to inquiries and fulfill your requests.
  5. Send service and transactional communications.
  6. Improve site functionality and security.
  7. Comply with legal obligations and enforce our Terms of Use.
  8. Perform analytics and aggregate reporting.
  9. Interest-based marketing.

4. How We Share Data

We share data only as described below:

  • Property owners and managers: to connect you with listings you inquire about.
  • Housing Inquiry Consent: By submitting your name, email address, phone number, or other contact information to inquire about a property, you are expressly consenting to our disclosure of that information to the relevant property owner or management firm so they may contact you regarding your housing inquiry.
  • Third-Party Accountability: Property owners, property management firms, and universities that receive personal data from the Platform are independent third parties and are responsible for their own privacy practices. Their collection and use of personal data is governed by their own privacy policies and procedures. We encourage these third parties to use personal data they receive from the Platform only to respond to housing inquiries or otherwise provide housing-related services requested by the student, and to maintain reasonable safeguards designed to protect that information. Where we have a direct contractual relationship with a third party, we may include contractual terms addressing permitted uses and data protection requirements.
  • Universities (University-linked landing pages): If you use the Platform through a university-linked or university-branded landing page and you submit personal data through that experience, we may disclose the personal data you submit (such as your contact information and inquiry details) to that university so it can support housing-related services and student support associated with the university's program.
  • Service providers: hosting, analytics, communication tools, security services, and customer support providers that help us operate the Platform.
  • StarRez group companies: for operational support, security, and compliance.
  • Business transactions: if we undergo a merger, acquisition, or asset sale.
  • Legal, security, and compliance: to comply with law or protect rights and safety.
  • Public content: information you choose to post publicly on the Platform may be visible to other users. We use publicly posted content only in a manner consistent with the purpose for which it was posted and the reasonable expectations of users. We may use third-party advertising partners to help deliver and measure interest-based advertising, which may involve those partners collecting information via cookies or similar technologies, subject to your applicable opt-out rights described in Section 11(A). This may constitute 'sharing' under certain U.S. state privacy laws. Where required by law, we will only send marketing communications with your consent, and you can withdraw at any time.

5. Cookies and Tracking

We use cookies and similar technologies (including analytics, conversion tracking, advertising/marketing pixels, tag managers, security tools, and session-monitoring/replay technologies) to operate and improve the Platform, understand how users interact with our services, measure performance, prevent fraud and abuse, and deliver and measure interest-based advertising. These technologies may collect information such as IP address, device and browser identifiers, pages visited, referral URLs, approximate location derived from IP address, and interaction data (including mouse movements, clicks, scrolling, and page navigation).

We may share this information with and allow it to be collected directly by third parties that provide these technologies and related Platform features, such as Google (e.g., Tag Manager, Analytics, Ads, reCAPTCHA, Maps, Fonts, and Translate), Meta (Facebook Pixel), Snap (Snap Pixel), Hotjar (session analytics/recordings), Sentry (application monitoring and, where enabled, replay), and ShowMojo (property tour scheduling), as well as other service providers that support Platform performance, content delivery, and hosting/asset delivery (such as CDNs and AWS, where applicable). Some of these providers process information on our behalf to provide services to us, while others (such as advertising partners) may process information for their own purposes, subject to their privacy policies and your opt-out rights. These third parties may use cookies, pixels, and similar technologies to collect or receive information from the Platform and elsewhere on the internet and use that information to provide measurement services and deliver targeted ads.

Information collected through these technologies may be processed in the United States, Canada, and other jurisdictions. You can control or disable cookies through your browser settings and, where available, device-level advertising settings. You may also opt out of certain interest-based advertising through industry opt-out mechanisms and, where applicable, by exercising your "Do Not Sell or Share My Personal Information" rights through the StarRez Privacy Center.

6. International Data Transfers

Your data may be transferred to and processed in the United States and other jurisdictions where Rent College Pads and StarRez operate.

We use safeguards appropriate to the sensitivity of the information and the nature of the processing.

7. Data Retention

We retain personal data only as long as necessary to fulfill the purposes outlined above, comply with legal obligations, resolve disputes, and enforce agreements. Criteria include account activity, legal requirements, and operational necessity.

8. Data Security

We implement administrative, technical, and physical safeguards (including encryption, access controls, and data minimization) to protect your information. No system is completely secure, but we regularly assess and enhance our security measures.

9. Children's Privacy

The Platform is not intended for children under 13 years old. We do not knowingly collect data from them. Where required by law, minors under 18 may request deletion of their information by contacting legal.data@starrez.com.

10. Your Rights and Choices

You may:

  • Access, correct, or delete your data.
  • Withdraw consent where applicable. You may withdraw your consent to our collection, use, or disclosure of your personal information at any time, subject to legal or contractual restrictions. Withdrawal of consent may limit our ability to provide certain services, including responding to housing inquiries.
  • Opt out of marketing communications.
  • Control cookies through your browser settings and, where available, device-level advertising settings.

11. Regional Supplements

A. United States (CCPA/CPRA and Other State Laws)

Residents of California, Colorado, Connecticut, Utah, and Virginia have additional rights:

  • Right to Know the categories of personal information collected, sources, purposes, and disclosures.
  • Right to Delete personal information, subject to legal exceptions.
  • Right to Correct inaccurate personal information.
  • Right to Opt Out of sale or sharing of personal information.
  • Right to Limit Use of Sensitive Personal Information.
  • Right to Non-Discrimination for exercising these rights.
  • Do Not Sell or Share My Personal Information: We may disclose certain information to advertising partners for interest-based advertising, which may be considered "selling" or "sharing" under some U.S. state privacy laws. You can opt out through the StarRez Privacy Center by selecting "Do Not Sell or Share My Personal Information."
  • Limit Use of Sensitive Personal Information: To the extent we collect "Sensitive Personal Information" as defined by applicable law, you may request that we limit its use and disclosure through the StarRez Privacy Center by selecting "Limit the Use of My Sensitive Personal Information."

B. Canada (PIPEDA)

For Canadian users:

  • We collect, use, and disclose personal information for identified purposes with your consent, which may be express or implied depending on the sensitivity of the information and applicable law, except as authorized by law.
  • You may request access to, or correction of, your personal information.
  • Data may be stored or processed in the United States or other countries.

12. Updates to This Policy

We may update this Privacy Policy periodically. The effective date will indicate the most recent revision. Material changes will be announced on the Platform or by direct notice when required by law.
